Before

Discovery call & kickoff

We set the goal, the deadline, and the rules: what stays out for guests, what gets stored, which rooms and closets are owner-only and off-limits. From here, I can work without needing you in the room.

Sessions 1–6

Six working sessions, 3–5 hours each

Each session starts with a short decision check-in — 30 to 60 minutes, in person or over Zoom — where you rule on anything that needs your judgment. Then I work. Nothing is ever discarded without your explicit approval: anything I recommend letting go is photographed and sent to you first. If your answer is "keep everything," I organize and store everything. You don't have to stay. You don't have to lift a box.

Between

Progress you can see from anywhere

Photo updates after every session, plus support by email, WhatsApp, or LINE. Already overseas? The check-ins move to Zoom and the approvals move to photos — the program doesn't need you in Japan.

Handover

Final walkthrough & the Handover Guide

We walk the finished home together (in person or on video). You receive the Handover Guide: a reset checklist for cleaners, a storage map of your packed belongings, and the systems that keep the home guest-ready without you. One month later, a check-in call to make sure it's holding.

We schedule backwards from your date. License approval, departure flight, listing day, photo shoot — tell me the deadline and I build the session plan to meet it. Most homes are handover-ready in 30–60 days.

  • Deep cleaning or housekeeping
  • Interior decoration or staging purchases — I make your home show well with what's already in it
  • Bookings & payments for haulers, buyers, or donation services — I'll tell you exactly who to call and how; the arrangements stay yours
  • Minpaku licensing, listing setup, or property management

Anything beyond the agreed scope is quoted separately, before any work begins. No surprises in either direction.

A Note on Fit

This program isn't for everyone.

  • It's not a cleaning service. If what your home needs is scrubbing rather than organizing, a cleaning company will serve you better.
  • It's not hourly help. I don't sell hours; I take responsibility for an outcome. If you're comparing time-slots and day rates, we're solving different problems.
  • It's not hands-free decisions. Your things are yours. I need 30–60 minutes of your judgment per session — that's exactly what makes it safe for me to do everything else without you.
  • It's not decoration. I'll make your home show beautifully with what you own. Furniture and styling purchases are a different profession.

I work with owners whose Tokyo homes are about to change hands — from lived-in to guest-ready — and I do the physical work myself, so the transformation doesn't cost you your final weeks here.

I'm a KonMari® certified consultant based in Tokyo. This program began with my own clients: one turning part of their home into a guest space, another letting the whole house earn as a minpaku while they were overseas. I did the physical work, they made the decisions in minutes — and each home was ready right on time: license approved, flight caught.

And to say it plainly: no judgment, ever. I've seen every kind of home. The state of yours is simply where we start.

Questions

Asked before every kickoff.

Will you throw my things away?

Never without your explicit approval. The default is the opposite: everything is kept, organized, and stored. Anything I think you might want to release is photographed and sent to you for a yes or no. "Keep everything" is a perfectly good answer — the program works either way.

Do I need to be home while you work?

No. After the kickoff, I only need you for the short decision check-in at the start of each session — in person or over Zoom. Then I work, and you get photo updates when I'm done.

What if I've already left Japan?

The program is designed for exactly that. Check-ins move to Zoom, approvals move to photos, and the final walkthrough happens on video. Several of my clients approve decisions from another time zone.

What about my valuables and private things?

At the kickoff we define owner-only zones — rooms, closets, or cabinets I don't touch, or that I pack, seal, and store for you. Your private world stays private; guests get a home, not your life.

Is cleaning included?

No — I organize, I don't clean. Guest-ready usually needs both, so many owners book a cleaning service for after my final session — an organized home makes the cleaners faster, too.

What if I decide it's not for me after we start?

Then we stop. If you choose not to continue after Session 1, the unused portion of your program fee is refunded in full — the enrollment fee and the completed session are all you've spent. No negotiation needed.

How fast can it be done?

We schedule backwards from your date. Most homes are handover-ready in 30–60 days; if your deadline is tighter, tell me on the discovery call and I'll tell you honestly whether it's possible.
